ATTENTION!!! Great opportunity to own and further develop
a well established campground in the beautiful NY Finger Lakes
region.
As of
January, our full hookup sites for Memorial Day weekend are
full, reservations for all the other holidays, a one month and a
2 month stay, a group, and several other reservations are
already booked! We took on 3 new seasonal campers for the
2008 season and have 15 people on the waiting list.
The
economy may be questionable elsewhere but people want to get
away from the hassle and they are turning to camping.
There are 20 acres of the 63 acres belonging to the campground
which can be developed into future sites. We have cut some
trees, a little excavation has taken place and we are working on
quotes for supplies. Buying this campground now will give
you the opportunity to develop it the way you want. The
additional sites will double the income and it will start your
first year before the season even starts with new seasonal
campers making their winter payments of $1250/season.
The office and store is in our raised ranch modular home built
in the Fall of 2004 with 4 bedrooms and 2 bathrooms. Very
low house operating costs with propane hot water baseboard and
wood stove heat.
Our 38 sites include 2 rental trailers, 1 camping cabin, 32 full
hookup (water, electric with many 50 amps., sewer, and TV
cable), and 3 tent sites. We also refill propane tanks and
sell firewood. There is a spacious enclosed recreation
hall with a full kitchen and restrooms. We have horseshoes
pits, volleyball area, a playground with commercial equipment,
and acres of hiking trails. The sites are unusually
