When you purchase a campground membership be sure you are dealing with a reputable campground organization. Some organizations use high pressure techniques and forget about you after the sale. Search online about the campground association and try to talk with members. Try the campground out and talk with campers you meet there. I have found some campers who had to resort to class action suits because the association did not live up to its billing.

   Should you invest in a Campground Membership?

How do campground memberships work?

First, you join a membership park of your choice. This is called your "Home Park".

There are hundreds of parks across the United States. The campground memberships ads listed on our site are a good  place to find a park for a reasonable price. The reason some RVers are selling their memberships is because they no longer travel. Others may have bought memberships and never used them, like some people buy an RV and it just sits in the driveway for years before they decide to sell it. Also we eventually get older and can't travel or a spouse dies and there is no longer a need to own the memberships.

Second, your membership gives you great benefits at your home park.

You can stay free at your home park all year. Restrictions and rules are installed at each home park, but generally the rule for a free stay means that you can stay up to 14 days at any one time. Then you must vacate the park for seven days before returning. For this reason you may want a park that is close to home and easily accessible for weekends or vacations. If you travel a lot and don't intend to use your home park very much, then you can find a lower priced membership that might be far away. The reason you might consider this course is because of the benefits of joining a reciprocal association as explained in the next paragraph. We are full-timers and our home park is near to where much or our family lives. Since we often visit the area it becomes very convenient and of course, we stay there free

Third, you can also join an association that has a reciprocal agreement with 400 or more other memberships parks for a cost about $75 per year.

This gives you the advantage of using the other memberships parks at a discount as low as $5 or $6 per night. It also allows you to stay at some non-membership parks that belong to the association. The rates at these popular destination parks are higher, about $11 per night, but these parks are first class and located in very desirable areas. So, instead of paying $25 or $35 per night you can stay at the same campground for less.

Fourth, you can save hundreds of dollars if you take advantage of this plan and use it often. The idea is to use the benefits offered and save more, the more you use them. If you don't use it you lose and this is what the campground program is counting on, because it does not cost them anything if you do not use the facilities.

 

Owner Associated Parks, Membership Parks or Long Term Leasing. Which is best?

Owning a RV lot in an Owner Associated Park has a primary advantage of an investment in real estate. When you buy into this type of property you are either getting a deed to the lot or getting a shared deed into the park. The best deal is to get a deed to your own lot and become a member of the association and pay dues or a maintenance fee to support the park. Of course you will have an equal vote into the association. Be sure the association is incorporated and there are covenants to govern the members and usage of the park. These lots can cost from $12,000 to $150,000 depending on the value of the park property and it's location. Owner associated parks are run more like a condominium complex.

Membership Parks are more of a campground that is supported by its members dues. There is a price to buy into the membership. These prices can run from $100 to $15,000, possibly more. The members should have a say-so as to how the campground is run, but there are different ways that the rules are written and maybe you won't have any input. Usually there are contracts issued and these should be investigated before joining and putting up hard cash. Your park is called the "Home Park".

An advantage to belonging to this type of campground membership association is that most private membership parks belong to a reciprocal association which gives the members privileges at other parks across the country. When traveling, members can stay at reciprocal parks for a very low cost ($5 to $10 per night). Coast-to-Coast and Resort Parks International are associations which members of these reciprocal parks can join for about $65 per year.

First you must buy a membership into your Home Park, then there are annual dues, then you are eligible to join Affiliations like Coast-to-Coast or RPI and then you pay a small price for each night you spend at the reciprocal campgrounds. You don't have to join the affiliated club, but if you travel it is worth the price, that is if you stay in the member parks for about 21 nights per year. Staying at your Home Park is usually free because you pay annual dues which supports this, but you can only stay two weeks at a time.

There are two good reasons to belong to a membership park. 

First, if you intend to spend a lot of time at your home park and take advantage of it's amenities. Many of these parks are very fine campgrounds and are a destination campground that can be enjoyed itself and others are located in tourist areas where you go annually.

Second, if you are a fulltime RVer and you travel three months or more you will save money by joining the affiliation and stay in association parks. Some of these parks are located near tourist attractions where you will want to go. Campground fees are approaching $30 and more. You can save by purchasing coupons for $5 or $11 per night through the affiliation association. You are allowed to stay at these parks for seven night at a time. Check the rules carefully.

Long Term Leasing has the advantage of "living" at a campground. You can stay as long as you like and you don't have to pay dues are worry about maintenance fees. Look into the contract carefully, because each one is different. There is no large investment.... just monthly payments, with little worry.
